Offshore Real Estate:
Purchase of land for sale in Dominica by Aliens
For the purpose of land purchase, an alien is a person who is not a citizen of the Commonwealth of Dominica, Antigua, St. Vincent, Grenada, Montserrat, the British Virgin Islands, or St. Lucia. Such a person requires a licence to acquire more than one (1) acre of land for residential purpose or more than three (3) acres for trade or business. Applications are processed by the Ministry of Agriculture.
Dominica's Land and Property Fees and Taxes
The fees and taxes which are payable by a purchaser are as follows:
i) Government taxes: 7.5%
ii) Lawyer’s fee: 3%
iii) An additional 10% if the purchaser is an alien.
All fees are based on the purchase price or value of the land in Dominica, whichever is greater.
